Advanced Building Performance: Building enclosure commissioning proceeding at Apollo H Street Apartments

Underway just blocks east of Washington, DC’s Union Station, the Apollo will be a significant new development that is home to 398 market rate apartments, 33 affordable units, a 40,000 square foot Whole Foods along with 35,000 additional square feet of retail space. Insight Property Group of McLean, Virginia has been working to deliver the $189 million project since 2011. Completion is expected in April of 2017.

Advanced Building Performance, Inc. (ABP) is serving as the commissioning authority for the targeted LEED Silver apartments. In addition to HVAC, domestic hot water and lighting controls systems, ABP is also undertaking commissioning of the building envelope (BECx). BECx is becoming common practice for enlightened owners who are especially concerned with lifecycle costs. SK+I Architecture of Bethesda and WSP Global (MEP) serve as the design team, with John Moriarty & Associates as the general contractor and Greenshape as LEED consultant.

The added cost for the service is modest when considered as a portion of the project budget, but often helps to uncover deficiencies in project design and construction that result in costly post-occupancy repairs. The advantages of BECx are numerous and include reduced energy consumption and greenhouse gas emissions, improved occupant comfort, improved durability and resiliency of the building structure and a lighter maintenance burden.
